    Husband-and-wife team Chip and Joanna Gaines from HGTV's Fixer Upper invite us into their latest project — a 100-year-old farmhouse where you can bunk up. Take an exclusive look inside their renovated bed-and-breakfast near Waco, Texas.

    "You're crazy, Jo. We have enough on our plate!" That's what Chip Gaines said to his wife, Joanna, when she laid eyes on a McGregor, Texas, farmhouse intended for a client and got that look. "The same family had owned it since the 1800s and had passed it down for years. I just felt the history of it, and my mind started spinning," Joanna says. It's no wonder Chip was skeptical, what with the four children, the retail store (Magnolia Market), the furniture line (Magnolia Home), a new paint line (Magnolia Home by Joanna Gaines), a new bakery (Magnolia Flour), not to mention a television show where they gut, reno and redo entire houses. "It reminded me of our farmhouse, and I thought of all the people who travel to Waco to visit the market," Joanna says. "It's just a fun extension of the experience." Take a peek inside Magnolia House B&B to see Joanna's signature style on display. (Chip, you better make room for muffins on that already crowded plate!)

    "Do something unexpected."

    "Suspended from the ceiling, these hanging tables aren't your typical nightstands, but I love how they keep this room — inspired by the girls' room at our farm — feeling light and airy. They're suspended from sturdy shiplap, so you could literally swing from them, although I don't encourage doing that!"

    "Warm up an all-white room with shiplap."

    "If you want to do a white space, shiplap walls and ceilings are a great option because they add texture and character. We uncovered shiplap beneath the drywall, but if you want to add it to your home on a budget, consider just doing an accent wall, like the wall behind a bed."

    "A black-and-white palette always feels timeless."

    "As much as I love white subway tile and white shiplap, I know when there's too much white in a space. This floral tile is bold, but the black color keeps it feeling classic. The open metal shelves above the tub give the room a touch of 'modern farmhouse' that you see throughout the home."

    "Play with color and pattern in small spaces."

    "I'm not typically a color person — as you can see, I love black and white — so it's fun experimenting with bolder choices in small doses, like I did in this breakfast nook."
